Strategic development has formed a key plank of Citrus’s strategy as a company and examples of these types of developments take the form of mixed-use, strategic land promotion and logistics development. The introduction of the NPPF has invigorated the drive towards Strategic Mixed Use Development and Citrus has embraced this.
Here is why people choose Citrus Group for their Mixed Use project:
As part of our project acquisition strategy, we are happy to invest in medium to longer term projects such as Strategic Land promotion.
Citrus Group boasts expertise through extensive experience in this sector:
Citrus Group has now acquired a further 250 acres for Phase II of Integra61 to expand on this success.
The Logistics sector remains central to Citrus Group’s growth strategy, with innovative developments ranging from large fulfilment centres to smaller last-mile hubs.
Our capabilities are built around the following key areas:
Citrus pursues impactful developments that benefit stakeholders and strengthen the community and economy. A prime example is Integra61 Durham, a major logistics and manufacturing hub spanning 205 acres adjacent to the A1’s J61. Now largely built out, development form includes a 2m sqft fulfilment centre let to Amazon, some 650,000 sqft of additional industrial space, 270 homes, healthcare, a nursery, hotel, and roadside development that includes Greggs and Costa drive-thrus.
The development has become the North East’s premier industrial hub, creating an anticipated 4,000 jobs and contributing over £2 billion to the local economy over the next decade with a further phase II to come having now purchased an additional circa 250 acres to expand the scheme.
Integra61In 2022, Citrus and joint venture partners acquired Prince Bishops Place Shopping Centre, aiming to transform it into a vibrant, mixed-use destination in Durham’s city center. The redevelopment plans include partially demolishing and rebuilding sections of the center to make way for 30 flexible commercial units across 45,000 sq ft, enhancing local business opportunities and creating a diverse urban environment.
A key feature of the redevelopment is a new south-facing Public Square overlooking the River Wear, offering stunning views of Durham’s UNESCO World Heritage sites, including Durham Castle and Cathedral. This public space is designed as a community hub, encouraging gatherings and enhancing the city’s social landscape.
The redevelopment will also bring a modern hotel with views of the historic marketplace and a 408-bed student accommodation facility on the upper floors, meeting the growing demand for high-quality housing close to the university and city center amenities.
Following a public consultation in summer 2023, Citrus submitted the plans to Durham County Council, with approval granted in July 2024. While immediate construction is not planned, Citrus and partners are progressing with detailed planning and stakeholder engagement to bring this revitalized city center vision to life.
