The introduction of the NPPF has invigorated the drive towards Mixed Use Development and Citrus has embraced this. A mixed-use scheme by its very nature spreads developmental and financial risk and can create viable and long term sustainable built form.
Citrus has brought forward a variety of mixed-use schemes in the last few years across the country with a prime example being our development near Durham called Integra61 which comprises over 2.5 million square feet of logistics, hundreds of new homes for the local community, roadside uses including drive-thrus, residential care provision and more bringing billions of pounds of value to the local economy

Citrus pursues impactful developments that benefit stakeholders and strengthen the community and economy. A prime example is Integra61 Durham, a major logistics and manufacturing hub spanning 205 acres adjacent to the A1’s J61. Planned facilities include industrial units from 50,000 to 1,000,000 square feet, 270 homes, healthcare, a nursery, hotel, and retail spaces. This development aims to become the North East’s premier industrial hub, creating 4,000 jobs and contributing over £2 billion to the local economy over the next decade.
Integra61In 2022, Citrus and joint venture partners acquired Prince Bishops Place Shopping Centre, aiming to transform it into a vibrant, mixed-use destination in Durham’s city center. The redevelopment plans include partially demolishing and rebuilding sections of the center to make way for 30 flexible commercial units across 45,000 sq ft, enhancing local business opportunities and creating a diverse urban environment.
A key feature of the redevelopment is a new south-facing Public Square overlooking the River Wear, offering stunning views of Durham’s UNESCO World Heritage sites, including Durham Castle and Cathedral. This public space is designed as a community hub, encouraging gatherings and enhancing the city’s social landscape.
The redevelopment will also bring a modern hotel with views of the historic marketplace and a 408-bed student accommodation facility on the upper floors, meeting the growing demand for high-quality housing close to the university and city center amenities.
Following a public consultation in summer 2023, Citrus submitted the plans to Durham County Council, with approval granted in July 2024. While immediate construction is not planned, Citrus and partners are progressing with detailed planning and stakeholder engagement to bring this revitalized city center vision to life.
