Located in the London Borough of Ealing this site is considered by the Local Authority as the ‘Gateway’ into the Borough Park Royal, the largest Industrial Park in Europe and is the final undeveloped parcel of land within a master planned island site.
The site benefits from existing outline planning consent for 90,000 sq ft (8,362 sq m) of office consisting of accommodation together with 29 car parking spaces.
Being additionally located for quick access into Central London, there is scope to develop this site into a substantial mixed use scheme as encouraged by the Southern Gateway Position Statement released by Ealing. This states that “The Park Royal Southern Gateway has significant potential as the location for new development to both support the vital economic role that the wider Park Royal area plays in West London’s economy, as well as be a destination and location in its own right. The LPA is committed to aiding “the coordinated development of the area to meet the various stakeholders” objectives and aspirations”.

The Citrus Group has therefore been developing various scheme options and it is envisaged that a number of uses will be appropriate on the site including office accommodation, residential, retail and additional community benefits such as healthcare provision.
It is anticipated that there is potential to provide from the wider Gypsy Corner area:
3000 jobs, in offices, storage and distribution, retail and creative / media sector
A clear safe relationship and routes between the tube, the buses and the surrounding area
1500 - 2000 residential units including affordable housing
A hierarchy of open space, featuring 2 new public spaces
Shops, restaurants, cafes and leisure to support the gateway & the wider Park Royal area
