Poland Property Investment
This site was acquired by Citrus Polfund as a joint venture and is approximately 10.99 hectacres (25 acres). The site is located in the city of Niepolomice (approximately 25 km outside of Krakow) and will be developed into a new predominantly residential neighbourhood by Citrus Group under a contract with Citrus Polfund.
Citrus Polfund is a privately owned company specialising in the development of residential areas in Poland. The company management has over 20 years experience in developing projects of this nature.
In recent years a large industrial / commercial area has been developed in Niepolomice. Leading tenants within this development include Coca Cola; Mann; Royal Canin: HMS; uka; White Cap; Dresdner Fensterbau and Oknoplast. Coca Cola has a distribution centre covering some 12 hectares and with a financial investment of €100 million. Mann investment is of a similar scale. The land area of the industrial park is about 300 hectares in total.
Niepolomice’s unique atmosphere and cultural importance, combined with its close proximity to Krakow, creates a huge potential to be developed into a preferred satellite suburb. This potential has already been enhanced with the city’s industrial area.
The Development Plan
This project will be developed in four equal phases and will offer its inhabitants a western / European style of living at reasonable prices. The master plan is to be finalised by the end of March 2008. With zoning for 100,000 sq. m. (1 million sq. ft.) of new build residential accommodation and associated commercial uses, the development will also include green areas, public and sport utilities and a commercial area to serve the neighbourhood’s residents.
The aim is to develop Niepolomice into a more affordable and attractive location for people to live and work within the vicinity of Krakow.
This project is targeting the Polish population as well as foreign investors.
This is the first of a number of similar projects which we intend to develop.
PROPERTY PART-EXCHANGE THROUGH CITRUS
Citrus now offers the provision of property part-exchange to house builders. We have been particularly active in the retirement market and have facilitated and enabled a number of individuals moving from their existing properties into new retirement homes through the process of part-exchange.
CITRUS TEAMS UP WITH APOLLO TO LAND £100M PORTFOLIO
Citrus Group, the specialist property development and investment group, has completed the freehold acquisition of 15 Care Homes in Northern England for £95.5 million through a joint venture with Apollo Real Estate, the international real estate fund manager.
